How to Get Your Home Show Ready to Sell

 

How to get your home show ready to sell. It’s time to show off that gorgeous property, but how can you prep the home to really wow your potential homebuyer?

Thinking about selling your home this year? Follow these top 10 tips to get your home show ready to sell in Las Vegas, NV.

 

1. Clean, Clean, Clean

A dirty house will leave a bad impression on your potential buyers and distract them from all your house has to offer. Make sure your home gets a deep scrub down including all windows, counters, baseboards, light switches, bathrooms, closets, and floors are squeaky clean.

 

2. Freshen up your paint

Prepare the home for the next owners by painting the walls a fresh coat in a neutral color. Although eggshell white paint is perfectly safe to prepare for new owners, don’t be afraid to showcase the home in a similar (but more sophisticated) neutral color. Sandy beige, cream, taupe or light grey. But make sure you stay away from anything yellow.

If your home has multiple paint colors throughout and they are very bold colors, I suggest painting the whole house one neutral color. It makes a world of difference and actually changes the look and feel of your home.

 

3. Master the art of decluttering

Don’t let clutter distract your potential buyers! Make sure that items that don’t highlight value in the home are out of sight. This includes (but is not limited to) kid’s toys, clothes, extra furniture, and loose papers/bills.

Go room by room, removing the items you won’t need between now and moving day. Pay extra attention to cabinets, closets, and pantries — you want to give potential buyers the impression that your home has ample storage. Not sure where to put all your extra stuff? Consider getting a temporary storage unit.

 

4.  Scale Back on Your Furniture

When a room is packed with furniture, it looks smaller, which will make buyers think your home is less valuable than it is. Make sure buyers appreciate the size of each room by removing one or two pieces of furniture.

 

5. Depersonalize

It’s harder for buyers to picture themselves in your home when they’re looking at your family photos, kid’s art hanging on the fridge, collectibles, and knickknacks. Taking away these items will lessen the attachment to the previous owner and allow the potential buyers to feel more at home themselves.

Pack up all your personal decorations. However, don’t make spaces like mantles and coffee and end tables barren. Leave at least three items of varying heights on each surface.

 

6. Perform a sniff test

Does your home pass? Keep in mind, greasy food smells tend to linger. So, try to avoid that tasty burger night for at least a day before your showing (unless you want the home to smell like a fast-food joint.)

It’s a good idea to open up the windows on your home early in the day and turn fans on to let fresh air flow through. A spritz of odor-neutralizing spray can also do wonders to give the home a fresh scent and appealing atmosphere to potential buyers.

 

7. Erase signs of pets

You may love your cat or dog, but potential buyers may not (or they may have an allergy). Make sure to clean thoroughly and remove toys, food dishes, and water bowls.

Pet odors are a big deal-killer so if you have a cat or dog who has accidents, please make sure your litter boxes and carpets are cleaned. You can also use air fresheners but don’t overdo it. Savvy buyers and agents immediately think you are overcompensating for a terrible smell if the smell of air fresheners knocks them over when they enter your home.

 

8.  Set the Scene

You can also showcase how the potential buyer may enjoy certain parts of the home. Set your dining room table with dishes and a centerpiece of fresh fruit or flowers.

Make your bathrooms feel luxurious by adding a new shower curtain, towels, and fancy guest soaps (after you put all your personal toiletry items are out of sight). Add subtle potpourri, scented candles, or boil water with a bit of vanilla mixed in.

 

9. Let There be Light

Dark rooms are sad rooms. Brighten up by letting as much light shine in the house as possible. Open the blinds on all of the windows, which in addition to letting in more light will also make rooms seem bigger. Turn on all the lights in your house for showings, including lamps and closet lights.

This will help make your home more welcoming, and also saves buyers from having to stumble around figuring out which switches turn on which lights.

 

10.  Make the Entrance Grand

Mow your lawn and trim your hedges, and turn on the sprinklers for 30 minutes before showings to make your lawn sparkle. If flowers or plants don’t surround your home’s entrance, add a pot of bright flowers. Top it all off by buying a new doormat and adding a seasonal wreath to your front door.

Make sure your backyard is also in excellent shape.

Overall, to get the most bang for your buck, your home staging efforts should be designed to appeal to the widest possible range of buyers. The more people willing to submit purchase offers for your home, the higher the selling price will be.
